The Proposal is presented in an eight group, systems format best utilized for analyzing and comparing project costs during design and preconstruction. This proposal is based on Headwaters Construction’s incorporation of the scope shown on the D93 Rocky Mountain Middle School Lift Enclosure documents dated 09/25/2024, and the scope clarifications below. Assumption, Clarifications & Exclusions Safety · Site Visit Performed: o Project Pre-Bid Meeting with Subcontractors o Project Pre-Construction Meeting with Operations Team & Bonneville School District #93. · Unique Features of Work Identified – o Selective Demolition. Quality Headwaters Construction Company has included in this estimate a high level of construction quality based on plans and specifications. Our goal is to meet and exceed client expectations. · Option Studies Performed – o None Requested · Anticipated Mockups During Construction – o None · All materials, equipment, and finishes to be installed shall be verified by submittals and samples where available. Schedule · Anticipated Construction Duration: 1.7 months · Construction Start Date: June 23, 2025 · Substantial Completion Date: August 15, 2025 · Warranty Duration: 1 Year from the Final Completion Date Cost This Proposal does not include Prevailing Wage Rates. This proposal includes all necessary Idaho sales and use taxes. The estimated value provided in the proposal includes all direct and indirect construction costs but does not include typical project “soft costs”. Provide all building excavation, back fill, and compaction as per the Contract Documents, including, but not limited to all f ootings, foundation walls, slabs on grade, steps on grades, and ramps, only, etc. Provide all required excavations to suitable materials, over- excavation and imported structural fill or site approved fill (as required) crushing activities, compaction, backfill (with a pproved materials), etc. as necessary for a complete installation. Subcontractor agrees to perform all the work that falls within the general area of this Scope of Work regardless of where the work is described in the plans, specifications, or other project documents, and agrees to perform all incidental work reasonably necessary to complete this Scope of Work, whether shown in the Contract Documents or not, unless expressly assigned by Contractor/Construction Manager to another subcontractor. Subcontractor shall comply with all notes and details as they relate to Subcontractor’s Sc ope of Work. 3. Subcontractor shall account for, as part of its Proposal, the fact that the Contract Documents may not contain all required details, parts, or pieces necessary to provide a complete and functioning system; therefore, it is the responsibility of the Subcontractor to make reasonably inferable assumptions and allowances, as part of its proposal, so as to help account for design omissions and ensure that all elements associated with the Scope of Work comply with all governing codes and regulations using best engineering practices. 4. Subcontractor shall perform and install all work in compliance with the applicable codes required by the Contract Documents, federal, state, and local governments, all Idaho Public Work Standards, and all utility services and other agencies having jurisdiction on the project. 5. Regardless of trade jurisdiction provide all necessary and required labor, services, materials, equipment, hoisting, tools, temporary provisions, supervision, applicable taxes, insurance, licenses and permits (except building permit), and cleanup required to furnish, install, and complete all required ROUGH CARPENTRY as per the Contract Documents as necessary for a complete and final installation. 6. Subcontractor acknowledges that these systems may be shown schematically; Subcontractor shall provide all minor incidental materials, fittings, and accessories as required for a complete and operational system whether shown in the Contract Documents or not. Ensure that all framing members in a particular assembly are crowned the same direction and walls are lined to ensure straightness and accuracy. 14. Provide all required layout of work from major benchmarks and grid lines as furnished by Others. Provide all means necessary to ensure installations are level, plumb and true to line according to specified tolerances. 15. Provide all necessary shores, guys, braces, erection clips, catenary lines, and other supports during erection to keep rough framing secure, plumb, and in alignment against temporary construction loads and loads equal in intensity to design loads. Remove w hen permanent connections and bracing have been placed. 16. Provide all required safety cabling and flagging at floor & roof perimeters, leading edges of decking, and at major interior openings of steel framing, as required for the safe performance of this work. Provide design of edge protection for proper deflection. E dge protection shall meet all OSHA standards. Edge protection shall remain in place during and after the performance of this work. Removal of edge protection that is to remain installed after demobilization of this Subcontractor shall be performed by others. Toe boards, minor openings, and barriers at concrete will be provided by the General Contractor. 17. Provide sequencing of all work in accordance with the project schedule. Ensure that framing of each 18-plex will take no longer than 8 weeks per building from start to finish with buildings being staggered two weeks apart from start to start. This Subcontractor shall provide any labor, materials, equipment, and/or services required to provide any items included in t he following Specification Sections that relate to Subcontractor’s Primary Scope of Work. Definitions: The word “provide” is intended to be inclusive of to furnish, fabricate, receive, unload, store, layout, hoist, install, erect, layout on substrate, protect, start-up, cleanup, etc. such that the material(s) or system(s) is/are complete and operational and is in its permanent location ready to be accepted and used by the Owner. The word “furnish” is intended to be inclusive of to coordinate, fabricate, inventory, and deliver to jobsite F.O.B. such that the material(s) is/are complete and ready for final installation performed by others. The word “install” is intended to be inclusive to receive, unload, store, layout, hoist, install, erect, layout on substrate, start -up, cleanup, etc. such that the material(s) or system(s) is/are complete and operational and is in its permanent location ready to be accepted a nd used by the Owner. 2. The work to be performed by Subcontractor is not necessarily included in one particular portion of the plans or specifications. Subcontractor agrees to perform all the work that falls within the general area of this Scope of Work regardless of where the work is described in the plans, specifications, or other project documents, and agrees to perform all incidental work reasonably necessary to complete this Scope of Work, whether shown in the Contract Documents or not, unless expressly assigned by Contractor/Construction Manager to another subcontractor. Subcontractor shall comply with all notes and details as they relate to Subcontractor’s Sc ope of Work. 3. Subcontractor shall account for, as part of its Proposal, the fact that the Contract Documents may not contain all required details, parts, or pieces necessary to provide a complete and functioning system; therefore, it is the responsibility of the Subcontractor to make reasonably inferable assumptions and allowances, as part of its proposal, so as to help account for design omissions and ensure that all elements associated with the Scope of Work comply with all governing codes and regulations using best engineering practices. 4. Subcontractor shall perform and install all work in compliance with the applicable codes required by the Contract Documents, federal, state, and local governments, all Idaho Public Work Standards, and all utility services and other agencies having jurisdiction on the project. 5. Regardless of trade jurisdiction provide all necessary and required labor, services, materials, equipment, hoisting, tools, temporary provisions, supervision, applicable taxes, insurance, licenses and permits (except building permit), and cleanup required to furnish, install, and complete all required DRYWALL & METAL STUD FRAMING as per the Contract Documents as necessary for a complete and final installation. 6. Provide all required Mobilizations as necessary for the proper execution of the work, including, but not limited to all prepa ratory work and materials necessary for obtaining clearances for the Work; moving personnel, equipment, supplies, and incidentals t o and from the Project Site; quality control measures; clean-up; temporary utilities (if required); associated permits, bonds, and insurances; and project close-out operations. 8. Provide all mock-ups and samples as required by the Contract Documents. Subcontractor shall thoroughly review the Contract Documents to determine what scope if any they may be required to provide for all mock-ups. 9. Provide all GYPSUM BOARD ASSEMBLIES as per the Contract Documents. Provide all required submittals; quality assurance measure s; delivery, storage and handling; interior gypsum board materials (in all types and sizes as specified); moisture and mold resi stant gypsum board materials; abuse-resistant gypsum board (if required); trim accessories (cornerbead, bullnoses, LC -bead, L-bead, U- bead, expansion control accessories, curved-edge corner bead, etc.); joint treatment materials (joint tape, joint compound in all types); laminating adhesives; fasteners; acoustical joint sealants; vapor retarders; hanging, taping and texturing; equipment; etc. a s necessary for a complete and finished installation. 1. Provide 5/8" gypsum board for all required wall types. (G0.00, A2.01, A2.02) 10. Provide all drywall finishing in finish levels as specified, or otherwise ready for paint, except where drywall is indicated as a backing board for application of other finishes. 11. Provide any re-texturing and patching of gypsum board surfaces where texture is not acceptable by Architect/Owner during punch-list procedures. 12. Patch and repair damaged acoustical ceiling tiles as required. (Ref. Note 9.04/A2.01) 13. Subcontractor shall be responsible to ensure that all gypsum assemblies are constructed such to meet required fire ratings. 14. Provide materials that comply with all flame spread ratings as specified. Include all necessary manufacturer’s certifications . 15. Provide all required DAILY clean-up and scrapping of materials. Provide all dumpsters/haul-off as necessary for the performance of this work. 16. Provide cleaning of wall cavities of any miscellaneous trash and extraneous debris prior to concealment 17. Provide any necessary cleaning of mud from floors, texture overspray, etc. Subcontractor shall provide all taping, masking, covering, etc. as necessary to limit messes on adjacent materials and finishes. 18. Provide coordination for all trades that have work mounted on or penetrating through gypsum wall and ceiling assemblies, i.e., MEP penetrations, access panels, specialties, Cabinetry, fire extinguisher cabinets, etc. 19. Provide sequencing of all work in accordance with the project schedule. 20. Comply with material delivery, storage, and handling requirements as per the project specifications. Subcontractor shall coor dinate with General Contractor for storage locations of materials. 21. Provide certifications from manufacturers and governing authorities as required. 22. Provide proper coordination with Owner’s special inspection and testing firms. Coordinate schedules and ensure that all tests and inspections are properly performed prior to, during and after performing the work as per the testing requirements in the Cont ract Documents. This subcontract shall verify that all required inspections/tests are performed and approved on materials and or s urfaced upon which this subcontractor shall perform work prior to engaging in the work. 23. Provide all hoisting materials and personnel as necessary for the safe and proper execution of this work carried out accordin g to standards and regulations set by OSHA. Provide all required layout of work from major benchmarks and grid lines as furnished by Others. 25. Provide protection for all adjacent structures, surfaces, and other materials during this scope of work. This Subcontractor shall thoroughly inspect surfaces and substrates to ensure that it complies with all Contract Documents and quality requirements. Report in writing any deficiencies found with previous work. Do not proceed until deficiencies have been corrected. Failure to provide a written report or commencement of the work will indicate Subcontractor’s acceptance of previously performed work. 13. This Subcontractor shall provide for all delivery and storage requirements as per the Contract Documents. 14. Adhere to all project conditions as set forth within the Contract Documents. 15. Provide all surface preparation and application of exterior/interior paint systems for galvanized metal, metal fabrications, hollow metal door frames, gypsum boards, steel, galvanized steel, shop-primed steel, wood, etc. 16. Provide all required caulking and fillings of nail holes, cracks, gaps and seams as required for a proper finish; specificall y, for hollow metal frames, standing & running trim, all shelving, etc. 17. Provide typical touch-up painting as directed by Headwaters Construction. Touch-up painting required will include all blemishes and damage caused to finished surfaces through reasonable means at any time by any personnel on the project site or through othe r reasonable construction activities. This contractor will not be held personally responsible for touch -up painting for deliberate damage or excessive damages caused by other construction activities. 18. Provide all required quality assurance measure; delivery, storage and handling; submittals; certifications and warranties; so urce quality control requirements; and As-Built documentation as per the Contract Documents. 19. Provide for daily clean up, removing rubbish, empty cans, rags, used masking materials, and other items as pertains to this s cope of work.
